His father married Mary Warren, cousin to his first wife, in Tiverton in 1871.

His first half-brother was born in Rotherhithe in 1872, next two in Bradninch in 1874 and 1875, his half-sister was born in Tiverton in 1877 but died in Truro later that year, and two half-sisters were born in Truro in 1878 and 1880. I assume John Warren stayed in or moved back to London.

In the 1881 census as John Stubbs aged 21, born in Rotherhithe, single, a clerk, and lodging with James Hobbs, his wife (Hannah), and their two sons (Arthur and Samuel), and two daughters (Ada and Alice (his future wife), at 13 White Conduit Street, Clerkenwell, London. Two other families lived at the same address.

"1919 [...] Stubbs John Warren of 48 Ilderton-road South Bermondsey Surrey died 28 May 1914 Administration London 11 December to Alice Stubbs widow. Effects £199 10s." Note that probate was granted in 1919 after the death of his father ealier that year.

The 1861 Census finds him at age "18 months" living with his parents in Rotherhithe, Surrey. The 1871 Census finds him at age "11" living there with his widowed father. The 1881 Census finds him at age "21" lodging with the family of a cabinet maker James Hobbs at 13, White Conduit Street in St. James Clerkenwell, London and occupied as a clerk. The schedule appears to describe him as married but this is currently believed to be an error. In 1886 he married Alice Hobbs [Marriage Index: Pancras 1b 160, 1886 (Dec)]. Almost certainly she was the Alice Hobbs in whose father's household he had been lodging in 1881. Later census records place her birth variously in Clerkenwell or Islington in the early or mid-1860s. The 1891 Census finds him with Alice and three children living at 42, Olney Street in Newington St. Mary, London where he was occupied as a life assurance agent. Also in the household was his half-brother Percival (1). The 1901 Census finds the family living at 79, Plough Road in Rotherhithe where he was occupied as a ledger clerk. Also in the household was a visiting widow Jane Allen born around 1829 in Hinkley, Lancashire whose connection is unknown. John Warren (1) died aged 54 in 1914 [Death Index: St. Olave 1d 199, 1914 (June)] and his wife Alice died in the 1st quarter of 1951. His children by Alice Hobbs 1. Alice Beatrice (1) Stubbs - [Birth Index: St. Saviour 1d 163, 1887 (Sept)] 2. John Percy (1) Stubbs - [Birth Index: St. Saviour 1d 128, 1890 (March)] 3.
